Spatial Framework

Infrastructure Masterplan Overview

The Infrastructure Masterplan outlines the structural layout and development logic of the Sacon Global Sports Park platform.

The masterplan is designed with the purpose of creating integrated sports infrastructure, events capability, along with the support services and operational systems that will support long-horizon utilization.

Planning emphasizes integration of function, accessibility, and compatibility in terms of phased development. Therefore, the masterplan is the spatial framework through which the platform's phased infrastructure development will take place.

Structural Logic

Masterplan Design Principles

The infrastructure layout is guided by a set of structural planning principles.

Integrated Infrastructure Planning

Sports facilities, event areas, and supporting infrastructure are planned in a coordinated development environment rather than as isolated venues.

This integrated method allows the platform to support multi-use.

Phased Development Compatibility

The masterplan is developed to allow phased deployment of infrastructure with no impact on the future layout of the platform.

This allows development to proceed according to governance-linked development sequencing.

Utilisation Efficiency

Infrastructure is being placed based on its accessibility and operational efficiency.

This enables continuous flow between facilities, event areas, and supporting infrastructure. The ultimate aim is to accommodate recurring training activity as well as tournaments and event hosting.

Infrastructure Durability

Facilities are designed to be used over a number of years to support training, competitions, and other forms of sports-related activities for the institution as a whole.

Long term use is considered in the planning stage so that the facility will last as long as possible.

Spatial Organization

Core Infrastructure Zones

The Masterplan divides the platform into several functional infrastructure zones.

Sports Infrastructure Zone

Sports Infrastructure Zone

These zones contain the platform's core sports facilities. They were developed specifically for structured training and competitive events.

The platform's sports facilities are planned to provide multi-sport programming capabilities and recurring sporting activity opportunities.

Event & Tournament Zone

Event & Tournament Zone

Specifically designed areas of the platform will accommodate organized tournaments, leagues, and sports-led events.

These areas will permit the platform to host large scale sporting activities while continuing normal day-to-day training operations.

Athlete & Training Support Zone

Athlete & Training Support Zone

Supporting infrastructure provides an environment to assist with athletic services, training support, and preparation environments.

This will provide the physical space that is required to support the organized sport programs and team activities.

Hospitality & Accommodation Zone

Hospitality & Accommodation Zone

Supporting hospitality infrastructure enables accommodation for athletes, teams, and event participants.

Additionally, these facilities also support institutional and organizational presence during events.

Commercial & Operational Services Zone

Commercial & Operational Services Zone

Supporting commercial infrastructure facilitates the ability to offer support for operational functions and for hosting events on the platform.

These components of infrastructure enable the platform to be self-sufficient operationally when used repeatedly.

Development Timeline

Phased Infrastructure Deployment

The masterplan supports the platform's three-phase development architecture.

Phase 1

Foundational Infrastructure

₹186 Cr Framework

Phase 1 establishes the core infrastructure base required to initiate platform operations.

In Phase 1, we are primarily focused on developing the assets formation, achieving regulatory readiness, and deploying all required infrastructure for operational activation.

Phase 2

Platform Extension

Phase 2 expands both the capacity and utilization potential of the platform's infrastructure.

During this Phase 2, we strengthen our ability to absorb demand and deepen our platform operating depth.

Phase 3

Institutional Consolidation

Phase 3 completes the integration of all long-horizon infrastructure and provides support to achieve mature platform operations.

In Phase 3, we develop and enable a deeper level of engagement from institutional investors and expand our platform operational capabilities.

Risk Mitigation

Masterplan Role in Risk Reduction

Infrastructure master planning has a positive impact on multiple major development risks.

A structured layout reduces Operational Execution Risk by clarifying infrastructure sequencing.

Timeline risk can be reduced through phased zoning, which will enable progressive delivery of the infrastructure.

Demand and utilization risk can be mitigated with integrated planning that supports multi-purpose usage of each facility.

Through these mechanisms, the masterplan supports the platform's governance-led development.

Due Diligence

Masterplan Disclosure

Detailed infrastructure layouts, site plans, and architectural documentation are kept in controlled disclosure materials for investors to see during the latter stages of their due diligence process.

These documents will be disclosed at the same time as other material (e.g., detailed financial information) that is considered significant by the company.
